Fire doors
The Regulatory Reform (Fire Safety) Order 2005 makes it a legal duty for landlords to ensure that fire doors are correctly installed and adequately maintained to ensure they’re fit for purpose.
So, it’s important that we inspect these doors, to ensure they’re safe, compliant, and effective in protecting our customers in the event of a fire.
Since 23 January 2023 it has been a requirement under Regulation 10 of the Fire Safety (England) Regulations that we carry out fire door checks in all buildings over 11 metres (typically this is 5 storeys high and above).
- We’re currently carrying out inspections to the front doors in our tall buildings (over 11 metres) and we’ve commissioned a company called Inline Safety to carry out these inspections.
- Inline Safety will carry out inspections of all communal fire doors on a quarterly basis, and they will attempt to inspect all front entrance doors annually.
- If you notice any issues with either your front entrance door or a communal door, please call 0800 652 0898 to raise a job for repair or replacement.
- Check that the door closes fully
- Report any repairs that are needed to VIVID
- Check the gaps around your door, they should be no bigger than 4mm
- Check the smoke seals around the door are intact with no signs of damage
- Check the hinges are firmly fixed with no missing or broken screws
- Check that the door closer is free from damage
- Don't prop or wedge your door open, the fire door needs to be shut and sit firmly in its frame to work
- Don't drill into your fire door or cut into it in anyway, for example installing doorbells or cat flaps into the door
- Don't attach or glue anything to your door
- Don't paint your door or paint over any seals
- Don't replace or remove the handles, hinges, letter box or any hardware on your door
- Don't tamper or remove the overhead door closer
No. The doors have all been tested and certified with the door furniture that has been provided. Any new or additional furniture may change the performance of the door and invalidate the certification.
No. As above, the doors are tested and certified as they are installed. Installing additional items to your door will be classed as damage to the door and will invalidate the certification. You may be responsible for the cost of a new door if you damage the door in this way.
No. The doors are prefinished and must not be painted.
Yes, you do. The threshold is a part of the new door set and is required to ensure the performance of the door as a fire door.
