Fencing
Our current tenancies give the customer the responsibility for the fences, however we advise you to check the clause in your tenancy agreement as this can vary depending on the age of the tenancy.
If you're a shared owner/leaseholder, then you'll need to check your deeds you obtained on purchase of the property. A copy of these can be requested from the Land Registry website.
- If the fence is between VIVID properties then it will most likely be down to the customers to discuss and agree a way forward - as VIVID don't usually look after party boundaries
- There are some older tenancy agreements that will say otherwise, so please always check and refer to your tenancy agreement
- If the fence is between VIVID and a private owner then it will be the responsibility of the boundary line owner to repair the fence
- We'll either repair or replace the fence with a 3ft chain link fence to mark the boundary line
- If you wish to have a taller or wooden fence, you'll need to complete a Property Improvement to do this yourself
- If the fence is between VIVID and a private owner then it will be the responsibility of the boundary line owner to repair the fence
- The private customer will need to check their ownership details to confirm and send us a snippet of the lease to confirm. If this is not possible, we can get Land Registry checked, however this can take up to 6-8 weeks
If a fencing job is raised as an emergency or urgent priority, we will only make safe. This'll mean removing the fence panel or securing it in a safer position. We'll only reinstate on a routine priority.
Whilst awaiting fencing to be repaired/installed, we don’t provide or install temporary fencing.
- To report a fence repair, please contact us and our Customer Experience team can help look into your request
- Fencing repairs can't be raised in your online account as responsibility can vary
- We’ll check who is responsible for the repair (by looking at tenancy agreements and land registry documents)
- We'll also ask you to describe exactly which boundary it is and will ask you to provide photos if you can
- Once we've checked it's our responsibility, we'll let you know the next steps
- We may need to carry out an inspection first
- We may be in touch to request more information about the works that are needed before we can arrange the repairs. We might ask for photos or arrange a video call with you to understand this
- In line with our repair’s matrix full runs of fencing or boundary lines between properties will be replaced with chain-link fencing, where we’re responsible
- Before we arrive to complete any repairs, please ensure that the area involved is clear from plants, brambles etc so we can safely work in the area. If it’s not safe for us to work or we can’t access the area, we’ll need to rearrange your appointment
