Managing agents
- A managing agent is a person, or a specialist company appointed by a property owner (such as a freeholder or landlord) to manage the day-to-day operations and maintenance of a property or a portfolio of properties
- The managing agent acts on behalf of the property owner to ensure that the property is maintained, legal requirements are met, and tenants or leaseholders' needs are addressed
- Managing Agents are either put in place when to the property is built due to a Section 106 or through direct contract
- A Section 106 contract is where the managing agent is appointed by the freeholder of the land which makes us a customer of the agent and can not end the agreement or enforce the agreement
- A direct contract is where VIVID have offered the contract to a Managing Agent to carry out all or some of the Housing Management Function we are liable for. We are the manager of the contract and can end or renew it
- Nearly 80% of VIVID's Managing Agents are put in place due to a Section 106 notice
- Managing agents invoice VIVID for payment. VIVID then collect the monies from the customer via a Service Charge
- The amount payable will be on your rent statement under ‘Charges’
