Can I have a lodger?
Taking in a lodger means renting out a room in your home while you continue to live there. It’s different from subletting, which is when someone else lives in all or part of your home and you live somewhere else.
Before making any arrangements, check your tenancy agreement or lease to see what’s allowed.
You may be able to take in a lodger, but you’ll need our permission first. Please get in touch to ask us.
We won’t be able to give permission if:
Your home would become overcrowded
You live in one of our independent living schemes
If you receive Housing Benefit or Universal Credit, you’ll also need to tell your local council or the Department for Work and Pensions that you have a lodger.
Check your lease before taking in a lodger or subletting your home, as the rules are different.
If you’re a shared owner, you can take in a lodger as long as you:
Tell us before they move in
Continue to live in the property as your main home
Use a lodger agreement rather than giving them a tenancy agreement
Only give them exclusive use of their bedroom, with shared use of the other areas in your home
Don’t charge more than the rental amount allowed under your lease — check your lease or ask us if you’re unsure
