Subletting

Subletting happens when a customer moves out of their home and allows someone else to live there, usually charging rent. Customers who sublet without permission may be denying a home to people who really need one. It is also a criminal offence and a breach of tenancy.
Leaseholders may be allowed to sublet depending on their lease terms, but they must obtain permission from us first.

You might notice:

  • People moving in and out of a property more often than usual
  • Not seeing your neighbour for a long time
  • There appear to be a lot of people living in the property
  • Someone collecting rent from neighbours
  • Neighbours unsure about rubbish (refuse) collection days
  • The property being advertised online or on social media

    • If you think you are being sublet to, please contact us. We can work with you and the local authority to make sure you are signposted to the right support services
    • Some customers may have permission to take in lodgers. This is different to subletting, but if you’re unsure, let us know and we can check
    • If you notice any signs, please tell us. You can call 0800 652 0898 or get in touch with us. Our ASB team may need more details from you

    Please note: We cannot confirm who should be living at a property due to Data Protection, but rest assured we'll fully investigate any information you provide.

    • Subletting prevents homes from being available to those who need them most
    • We need to know who is living in our properties
    • We can work with other services to stop subletting
    • People who are being sublet to may be at risk of harm - including financial exploitation, overcrowding, or living in unsafe conditions without proper tenancy rights. Reporting helps us safeguard vulnerable individuals and signpost them to support services.
