Flooring
Inside your home
- For renting customers, we're only responsible for the bathroom, kitchen and to toilets, which we replace with vinyl flooring only
- The other rooms/hallways in the home you'll be responsible for the flooring. If it's damaged due to a leak etc this would fall under your home insurance
- For market rental, it can depend on your tenancy agreement if we're responsible for some flooring in the home, your agreement would need to be checked as they can vary
- For shared owners and leaseholders, you'll be responsible for the flooring. If it's damaged due to a leak etc this would fall under your home insurance
In communal/shared spaces that we own
- For communal we look with the carpets, treads, and the mats in some communal spaces which have them
- If around stairs then this would be either an emergency or an urgent
- If the carpet is loose, we will look to reattach the tile or replace the tile as best possible
- We look after floorboards for renting customers
- We’ll only repair loose floorboards if they are a trip or slip hazard
- We ask that the carpet is lifted by you before our visit and the area of the room is cleared to help with access
We will replace flooring over repairing it if:
- We're unable to fix/put back down safely
- It's damaged beyond repair
- It's been damaged to no fault of customer ie sewage issues, fire
When we attend, we ask that you:
- Clear the room of items
- Ensure pets are kept away from the area of work
- Remove Items from around the areas we'll be working or travelling in – anything that can fall from sides etc
- Have a clear pathway to the area
Our operatives will always try and be careful when completing repairs by laying sheets/runners to protect flooring.
Our operatives should always have overshoes on them, so can wear them or be requested to wear them when entering your home.
- There are 2 options of colours for the non slip flooring that we look after, which is a wood effect, that's used in the kitchen, and plain, which is used in the bathroom
- For carpets, we will match as best possible
- If we're responsible for the flooring, we'll only replace/repair the flooring, once the leak has been repaired and the area has dried out
- If we're not responsible for the flooring, then this will be down to you to look at the repair/replacement and could be under your home insurance

Yes, you can install your own flooring. You can replace kitchen or bathroom flooring, however you'll
- need to raise a property improvement, so that we can give permission for this work
- need to use non-slip vinyl
- need to avoid using laminate if you're in a flat
You can put in laminate (or similar) when you live in a house or when laying carpet in any home, and you don't need permission
After carpet is fitted, internal doors may be harder to use, so you may need to shave them to help with using them. Fire doors should not be shaved as it impacts the integrity of the door
